All Land is NOT the Same in Lucerne Valley.
The most important things to consider when planning a land purchase are the following: Is the land intended as a long term investment or for recreational use? With recreational use land you may not have immediate plans to build on it. In that case, adjacent utilities may not be necessary at the time of purchase.
Keep in mind that the distance of the utilities from the property will have an effect on the future resale value. If you plan to build on the property it is necessary to research the location of utilities. You must check if water is available or if a well is needed. You will want to know if natural gas is available or if you will need a propane tank. If there is no electricity adjacent to the property it may not be a good candidate for building. Your research must also include whether you will require a septic tank or if a connection to a sewage line will be available. When utilities are not close to the property, construction costs may rise. Bringing in just the electricity can cost thousands of dollars, depending on the distance.
Some properties are referred to as ‘recreational land’ because often they do not have utilities nearby. These are generally used for camping, and enjoying your off highway vehicles. Since there are different types of property zones, you should always check that the land is zoned for the intended use. Re-zoning of land is not always possible in Lucerne Valley and can be a costly process.
Whether it is for financial gain or for personal enjoyment, you must consider each of these things before making your purchase. Land in the Lucerne Valley area can be an excellent investment.
